Puerto Balchik II is located in one of the most charming towns of
the Bulgarian Black Sea coast - Balchik. Along with few more towns
it dates back to the Roman times and combines new modern look with
ancient history. The development is situated on an elevated
position, 40 m from the coast, providing amazing views of active
marine life.
Right in the neighborhood is situated a newly built golf course,
spread on 1 000 decares and designed by the leading golf
professional Yan Usnam, with the cooperation of European Golf
Design. The attractive position of the complex is performed by the

The town of Balchik - small paradise on the north of the
northern Black Sea coast
The town of Balchik (population: 13 766) is 31 km north and
north-east of Varna (www.varna.bg) and 6km from Albena, 501 km
away from Sofia, and is situated on the coast itself. There is a
big harbor used for medium-size passenger and trade vessels.
The place was first inhabited by the Ionians in 5th century BC.
They founded a settlement and called it Krouni or Krounoi after
the earlier Thracian settlements in the vicinity. The name of the
town comes from the Greek word “izvori” (springs) as there are a
lot of karst curing springs in the area. Later on it was renamed
Dionisopolis after the name of Dionisius, God of wine and feasts.
Some consider that the town was given this particular name because
of the statue of Dionisius thrown out onshore.
After the Balkan War in 1913 it was included in the territories of
Romania. Struck by the natural beauty of the place Queen Maria
built a palace and a botanical garden, a chapel and a villa
complex for the Romanian aristocrats. The town turned into a
luxurious resort at the time. There are more than 3000 rare and
exotic species of plants in the botany garden. It is part of the
teaching facilities of Sofia University. The whole complex was
called Tenha Yuva (Quiet Nest). The botanical garden – the biggest
and most diverse in the Balkans, the town is attractive to
tourists with its ancient atmosphere that has been preserved for
centuries now. It is interesting to walk along and observe the
Tartar Quarter with the pebbled streets and the houses made of
stone and adobe.
The mild Mediterranean climate makes the region perfect for all
outdoor leisure activities. You can benefit from professional
world class golf facilities in the vicinity, as well as a great
variety of water sports possibilities like fishing, yachting,
scuba diving, snorkeling, windsurfing and so on.
South from Balchik are some of the biggest and fast growing Black
Sea resorts – Albena (www.albena.bg), Golden Sands (goldensands-bg.com),
St.St. Constantine and Helena, offering a great variety of
opportunities for relaxation and amusement.
In Balchik there is regular bus transport from/ to Sofia, Dobrich,
Varna and Albena. Apart from buses, there are numerous taxis and
private mini-buses, boats and water transport to other beach
resorts on the Black Sea. Varna Airport (www.varna-airport.bg) is
the second of importance in Bulgaria and is located 39 km from
Balchik.

Standard of finish and furnishing
All apartments in Puerto Balchik II are offered finished with
fully fitted bathrooms. They could be nicely finished upon
additional payment. The furnishing company will furnish the
apartments throughout. Along with the fully fitted kitchen, the
furniture packages for rental apartments will include everything
necessary for the apartment to be lived in and rented out to
tourists:
• Beds, cupboards, dressing tables, bedside lighting
• Cooker, microwave, fridge, kettle, toaster
• Pots, pans, cutlery, crockery, kitchen implements
• Dining table and chairs
• Easy chairs and a sofa (which converts to a sofa bed)

Reservation & Agency Commission
You could reserve an apartment in Puerto Balchik II immediately by
providing a non-refundable deposit of 1 000 Euro, payable by
credit card (VISA, MasterCard) or bank transfer to the bank
account of the developer. Upon paying the deposit the apartment
will be reserved for the period of 14 days and after that the
buyer will have to sign the preliminary contract and to pay the
next installment according to the payment plan.
Payment plan
• 1 000 Euro non-refundable deposit upon reserving the apartment
• 30% of the price upon signing of the preliminary contract within
28 days after the reservation (the amount of 1 000 Euro deposit
will be deducted from this installment)
• 30% of the price upon finishing of the second floor
• 30% of the price upon receiving of Assignment 14 indicating that
the shell stage was completed
• 10% of the price upon full competition of the project and
receiving of Assignment 16
